]]> 董丽芳律师信箱：强制调解的程序 张先生来访：董丽芳律师，您好！我是一家贸易公司的经理。我们公司租了一套写字楼用于办公，租期为6年加6年的商业租赁，2012年3月31日第一个6年到期。到期前12个月，我们没有提出解除合同，房东也没有提出解约和增加房租的要求，所以合同应当按照原来的条件自动延续6年。可是2011年9月份，房东（提前6个月）书面通知我们从明年3月开始要提高租金。我担心将来双方因此会产生纠纷，听说对于这种情况，除了走诉讼途径，法律还规定了新的解决途径？ 董丽芳律师：张先生，您好！对于贵公司的情况，2011年3月20日生效的意大利2010年3月4第28号法令有明确规定。但需要注意的是，法令对于因公寓和不动产物权、划分程序、继承、家庭协议、租赁、无偿保释、商业租赁、交通事故、医疗侵权损害、媒体或其他公众宣传的诽谤、保险协议、银行协议和资金协议引起的纠纷，应当先进行“强制调解”程序。调解不成的，才能走诉讼程序。
